Kartik R. Singapura is a trial attorney with Bell Nunnally. Kartik regularly represents owners, investors, operators, and developers in the commercial real estate industry in nearly any matter that involves protection of their assets and investments. This includes deal-based litigation involving business torts, contract disputes, partnership disputes, and business divorces. Kartik’s deep understanding of the sector also enables him to represent clients during the ongoing operation and hold of their ventures, litigating matters involving construction defects, property damage, insurance coverage, municipal ordinances, commercial lending, landlord-tenant, restrictive covenants, easements, and title.

  • Obtained complete defense verdict after 10-day jury trial on behalf of client in case involving complex issues of hydrology and hydraulics, interpretation and application of restrictive covenants, and tort-based claims.
  • Represented hotel developer in arbitration proceeding against nationally-recognized general contractor in connection with significant structural failure of hotel and convention center. On the eve of arbitration, obtained multi-million dollar settlement for full economic damages.
  • Representing real estate investment firm as lead counsel to prosecute multi-million dollar claim against seller of multi-building office complex in North Dallas.
  • Defending institutional developer and owner of multifamily properties in multi-million dollar lawsuit over sale of apartment complex.
  • Defending real estate investment firm and principal/guarantor against commercial lender’s claims of cross-collateralizing Federal and State Historic Tax Credits as security on a $30MM bridge loan.
  • Lead counsel for real estate investment firm in hotly contested and publicized litigation against the City of Dallas and Fannie Mae involving violations of municipal codes and breach of loan covenants.
  • Lead counsel for real estate investment firm in administrative proceeding against North Texas municipality seeking demolition of multi-family property for municipal code violations.
  • By strategically litigating to create leverage, negotiated several business divorce buyouts on favorable terms.
  • On the eve of trial, obtained summary judgment on behalf of client to invalidate HOA election under restrictive covenants and property code in lawsuit involving targeting of homeowners.
  • Obtained summary judgment on behalf of commercial real estate developer, dismissing claims for tortious interference and breach of contract in connection with downtown Dallas redevelopment.
  • Obtained favorable monetary and injunctive settlement against competitor payday lender in litigation involving theft of trade secrets.
